I've seen a lot of posts lately from home owners wanting to know why their agent hasn't sold their house or why its not selling when they feel its priced well. The bottom line is, the buyers are out there and houses are still selling, sometimes within days of hitting the market. does this mean you have to give your house away? NO, it means you need lots of accurate information to make an informed intelligent decision on correct realistic pricing. Then you need to decide whats best for your family needs ... whether to move or not based on the realistic selling price. Every owner feels their home is the castle and rightfully so. But when selling you need to take the personal side out of it and think like a buyer. Every buyer wants to make your home their castle, so even though you spent thousand s on the wall coverings or the sun-room addition but that does not necessarily equate to a WOW factor in the buyers mind. Also you need detailed information on the overall market - days ion market trends, active listing inventory, absorption rates, price trends. Buyers are typically looking in 2 or 3 towns of similar make up, whether its good schools or community character, etc. The biggest mistake you can make is to price a little high (leave room to negotiate) when you do this you are actually pricing your house to help sell the competition. Buyers are looking at all homes on the market. If your home has been on the market over 100 days you need to get an updated market analysis from your agent.
