If you are near a military base there are many opportunities for selling homes and picking up buyers.

Active duty military not only a base pay, but a housing allowance.  In expensive places such as Hawaii they also receive a cost of living allowance.

VA Loans have been an extremely effective tool in my business.  Most of my buyers have been either active duty military or retirees.

One great resource for posting your listings if your are near a base is the DOD referral website:  http://www.dodreferral.com/index_mil.php  I post all listings in the area there.  It is free and the response rate has been tremendous.

Randy,  That dod referrals site is great.  I always refer career renters to the site and I always include my listings on it.  You can also check the amount of hits your property gets when you enter it on the site.  Best of all, its free!

Hello from Mountain Home Idaho, home of Mtn Home AFB.  Just logged into the DOD page, thanks for the tip.  I was in the AF for 10 yrs, owned/operated a coffee shop for 7 yrs, then RE.  We're a small town, when something happens in the world we pay attention, events often hit close to home.  The military are our town.

I am a new real estate professional in the Norfolk, VA area an area that has the largest concentration of military in the US especially navy, and I attempted to join the DOD referal network, and what I found out is that they would only allow agents who are part of military teams that specialize in military moves, so it's great if you can get in but not everyone does, and the ironic thing is that I retired from the navy after serving 20 years this year

The DOD Referral site is open to the public.  I have clients who post their rentals on there.  I post all of my listings in the area.
