Well like each new year it's time to set goals and develop a success plan for 2011. I don't expect that 2011 will result in some sort of miraculous economic recovery or that real estate will become "easy" again anytime in the near future. So this means that success and prosperity will be the result of hard work and innovation.
Last year was a so so year for most of the real estate professionals in Gettysburg, PA. Looking back I realized I could have worked a little harder and found some other avenues to generate listings and buyer leads. Going into 2011 I've formulated a plan to increase my personal production.
On top of my goals list to find a way to generate more listing opportunities and hopefully in the process increase my average sale price. Last year I did a fair number of transactions but the low average sale price was my largest downfall.
Second is to work expired listings and expose the public to the power of the Internet marketing. Besides the few other AR members from Gettysburg most people in the area haven't yet figured out how to really capture the power of the web. Sure there listings go to zillow, trulia, realtor.com and the other major sites but that is far from a concentrated effort.
Beyond that I want to introduce the 203k program to Gettysburg and find a FHA consultant that is willing to make the trip to our area. We have lenders that will do them but lack consultants to oversee the loans. I've been talking with a few lenders about this so hopefully we can turn the corner.
