Does This Listing Make Me Look Fat???!

I realize the importance of listings. I work hard to attract realistic sellers, however; there is always that one home that makes me wonder......

I believe that in some way the listings we take reflect on us as professionals. Is that crazy? My listings are my inventory, my inventory is my business.

I have done the "We should really paint, you may want to declutter, speech"  to no avail. This particular property is priced well, yet it lacks the appeal needed to really draw in the buyers. Before signing the listing paperwork, we made a list of things that needed to be completed before introducing the home to the MLS. They agreed; however, once the date arrived (although understandably due to personal circumstances) the list was not finished. Not even close.

So what did I do??? I went ahead, at their request, and listed it. I know....I know...my fault. (banging head against wall)

Anyway, I am heading out AGAIN today to take MORE pictures with the hopes of making the home more appealing. Maybe I should take my own paint brush too.....After all...it is possible I did this one to myself!

Maybe you could (with their permission) schedule the painter and other professionals to do the work. I would definitely get permission though. I sold a house recently because the realtor they had chosen started scheduling all kinds of work with a "leave it to me" attitude. I'm sure some people would love that but these people were freaked out (because after all it was their house). I often do the scheduling for folks with people that I know do the work well at a good price...it's part of my "sales package"

Of course, the question is always, what did the consumer home owner prospective seller really want?  Did they want to sell their home priced for the present condition?? 

Or, did they want advice about how to redecorate??

I think we've all been there before. Interesting point about our listings and how or do they reflect on us as professionals.

I think we have all had that listing that we knew when we were walking out the door with the listing paperwork that it would not be pretty.  We just think that we can get it done...we're good.  But then alas the listing goes south and we realize the reason we are good is that we knew going in that this was going to be ugly.
