Cats & Real Estate

By

I admit I do like cats.  One day in the not too distant future I may even become the crazy old lady who lives alone in the house full of cats.

They do make nice pets for some, but others are highly allergic to them.  People who have cats need to take care when they put their home on the market.

Today I toured a condo with a bunch of other agents, as soon as we opened the door one of the agents sniffed and said, "cats".  I could tell that she was uncomfortable while we were in the unit and I noticed that she was the first to leave.

The place did really stink! If the smell can not be removed, I think the carpet will need to be replaced if they ever want to sell it.   I don't think my home smells, we do not have any carpeting and we keep the litter box clean.  As a REALTOR I have had several bad cat experiences:

The cat that would not leave me alone during an open house.

The cat that got shut out of the room with the litter box in it by a careless buyer.

The black haired cat that slept on the bed with the white bedspread, leaving black hair everywhere.

The cat that ran out the front door when my buyer opened it.  It ran down the street, the buyers felt bad and chased it, until it ran back into the house.

The house where I went to look at the furnace and there were two of the nastiest litter boxes I have ever seen, I don't think the owners changed them the entire time they lived in the house.  I had to leave the room and I am a mother!

The cat that was left in the cat carrier in the garage in 90 degree heat while I did an open house.  I heard the racket in the garage and liberated the creature because as mean as I am I will not let an animal suffer.

As much as I love my kitty, tiger is her name, I am sure she would be staying next door at my neighbors with her good friend Willa, also known as the cat next door,  if I put my home on the market. In general I don't think selling a home and cats go together at all.

i have two cats, and still agree with you, Teresa!  what's amazing is that most cat people can't smell it anymore...kinda like smokers not knowing they smell like ashtrays.  but don't let the dog people off so easy-i'd rather walk into a cat house than one with a dog loose!  even the ones that are 'sooo friendly' may not like all people.  all aninals should have sleepovers while houses are for sale!

I don't see as much of Tiger as I used to before Daisy the Beagle came on the scene---Tiger stays in her area of the house---Daisy in hers.

I think there are more people who do not like cats than do.  Cats in a home for sale are generally a problem...so sleep overs are a good idea.

Hey, they have doggie daycare, why not kitty cabins for sleep overs?

The two hardest issues in selling a house both happen to be smells:  smoke and pet odors.  I tell my listing people that some people are particularly fond of pets (and their odors) and other who like pets only like the odors of their own--not others.  Some understand, but many do not.

Cats get a bad rap about odors.  I speak from experience I have three dogs and four cats.  If you buy good cat litter with the carbon stuff in it you don't have cat odors.  I take my dogs in for doggie grooming regularly.  Even though they have short hair they love it they get pampered and teeth brushed and it improves their hygene.  I have one long haired cat and I get her groomed.  It helps on shedding.  Pets can be a hinderance for selling property but they can also be an asset.  I have had buyers bond with the sellers pets.  It can make great common ground for negotiating.

I once showed a condo in a very nice building where the second we opened the front door we got a strong waft of cat urine.  Most of the condo was carpeted. We held our breath while very quickly running through the place.  Needless to say, she didn't buy that condo.

I have cats and they suit our lifestyle.  If someone wants to sell their house and keep the cats there during showings, I'd recommend they buy one of those large cages with shelves so that they have a bit of room to roam... but leave it somewhere air-conditioned.

Kristal, I made the mistake of leaving my cats in a 'kitty motel' while away on vacation many years ago and I will never do that again.  I got them back with ringworm disease... so not only did I have to pay a ridiculous amount to the kitty motel place but also about $1,200 to my vet.

I did a showing last week, opened the door, and a black/white English Spaniel came bounding around the corner at me.  I slowly stuck my head in to see if it was happy bounding, or angry charging.  Luckily, he was a friendly dog.

I think its hard because I think people either love or hate cats. Ive seen their presence be a big turn off to buyers.

I always ask my clients if they are allergic before we do showings, so that I know if I see a cat, we should evacuate.  But I'm a huge cat lover, too.  I love doing showings on houses with cats, because I love to get to know them.  :)

I will probably die alone with only my cats around me.  :)

I'm young, maybe there is hope!
