The city of McKinney saw an almost 12% drop in home sales from 2009 to 2010: from 2,437 homes sold in 2009 to 2,145 homes sold in 2010. The volume of homes sold in 2010 dropped to $473.5 million from $516.1 million in 2009. Homes were on the market for fewer days in 2010 when compared to 2009, except for homes under $100,000 and over $750,000. The market share by price in McKinney remained almost unchanged, with about 20-25% of homes sold in the $150,000 range, about 32% of homes in the $200,000 range, and 23% in the $300,000 range. The original list price to sales price also did not change by much, from 6.8% in 2009 to 7.1% in 2010. 2009 saw the greatest number of home sales between June and November, with the fewest home sales from January to February. 2010’s greatest number of monthly sales were from March to September, with the fewest sales January, February, and December. In 2009 and 2010, all homes under $500,000 had fewer than 6 months worth of inventory available. Homes priced over $750,000 had 53 months of inventory in 2009 which dropped to 22 months worth in 2010.
