Selecting a Home Inspector

When a Buyer Client gets a house under contract, the very first thing that happens is that we get the house inspected.   The purpose of the Home Inspector is to tell the client what it is that they are buying.  The inspector is an independent source of information for the Buyer.  I think it is important for the client to be completely confident as to neutrality of the inspector.

I always give the client a list of inspectors I have used as well as a list of suggested questions for the client to use to interview an inspector. I am pretty sure that this list began with something I found somewhere on the Internet.  I have added to it over time.  Here is my list of Suggested Questions:

     How long has your company been in business? 

     How many inspectors work for your company?

     How many inspections do you do a year?

     May I attend the inspection?

     How long does the inspection take?

     Will you also be doing a Wood Destroying Insect (WDI)  Inspection?

     Is that WDI inspection done by your company or by a subcontractor?

     What kind of report will I be given at the end of the inspection?

     Is there a charge for calls if I have questions after the inspection?

     How long after the inspection do you retain my file?

     Is the company bonded?  Do you have Errors and Omissions Insurance?

     What is the cost of the inspection?

     Is there a discount if I prepay for the inspection or pay cash?

     Is there anything else about your company that you thing I should ask?

    (and, then I suggest that the client say "thank you for your time!")

That's a lot of questions!  Around here, the only question we get asked is "How much?" (: Now I have a question for you, Judith.  Do people ask you that many questions for selecting you as a Realtor?  Just curious.
