The NAR data continues to be skewed due to several factors. Successful FSBO sellers who use a flat fee (entry-only) MLS service as part of their overall marketing strategy must still report the sale to the MLS, even though no agent was responsible for the sale. Often,    The MLS gets the credit for the sale no matter where the buyer comes from.  Whever the difference between using an agent and selling privately in the selling price spread, be sure to use the "net" results.  In other words, MINUS the thousands of dollars lost in commission.  There has never been a truly accurate way to measure the success of FSBO.  In some markets where a strong FSBO regional service tracks all sales, the resulting success can be very high.

Susan, thank you for re-posting this.  It is a known fact that even many FSBO's that sell are sold by Realtors that don't put them in the MLS.  The sales figures for homes sold by owners is about 1-2%.

And money is not lost in commissions as Liz seems to think, but rather more money is put into the FSBO's pocket because a Realtor can bring more on the sale than the FSBO.
