Someday I am going to write a book. I have a listing now where the seller is my very first client from back in the stone age. I think I showed him homes before MLS books (forget about computers). Normally I do not do open houses anymore, but this client likes me and trusts me. That means I will walk through walls for him. Anyway in a three hour open house only 2 people showed up. I had my Re/Max balloon inflated out front. I advertised everywhere. I did the Realtor.com thing and the Craigslist thing, but no luck.

However the 3 hours went by in a second. It turns out my seller who is also a Pastor was the best pitcher in Cuba in the early 1970's. Castro would not let him leave. He knew Castro personally. He told me three hours of stories about Castro, Cuban baseball and his escape to the USA after his arm gave out. We also watched the Mets and Yankees through all the stories. He showed me a scrap book that his mother had made in Cuba. I could not read anything but his name and the scores.

You just never know. Everything has the potential to be something else!

Bruce, don't feel so down on your Open House, I remember one of my first open houses I did last year.  My client was a fishing boat captain and he had just retired so he was selling to move to Hawaii to be with his kids.  I was so excited about the Open House, I did everything you did to prepare and advertise the Open House, I even told him and his wife to bake chocolate chip cookies so that the house would have that warm home cooking smell when people walked in.

Well, it turned out that the only people eating those cookies were me and the seller!  The seller sat with me on the deck the whole day, waiting for people to drive by or walk in, but no one came and we were there eatting cookies and him telling me his stories the whole day.  It was good that I did that though because six months later, we finally sold the house and he was glad that he stuck with me.  Plus he told good things about me to all his friends and relatives.

There's usually something that comes out what you'll think will be nothing. I'm glad you got to know so much about your seller.

Funny how spending a couple of hours with someone can take you to amazing places -- and in this case it has to have left you with an amazing tale to tell.

I would love to have been privy to the conversation.

This reminds me of my Open Houses.  Rarely do I have many people come by and I have never sold a house this way.  The purpose of course is to get leads.  And it does bring a few.  Personally, I could spend the time and money doing something more effective, I believe. But my company believes strongly in Open Houses.  So I guess I'll continue sitting and waiting for hours.  OH are very good in some cities but not necessarily in small towns.  My opinion too.
