"I'll go ahead and write up that low-ball offer, but don't get mad at me when the Seller doesn't respond"
I appreciate, Mr. Buyer, that you feel you can buy that home for much less than the comps indicate it's worth. You've read the articles, watched the news, you know it's a Buyer's Market. And that means Buyer's can offer whatever they want and will most likely get it. Right?
I've been doing this a lot longer than most of those article writers and media talking heads, but what do I know. I'm just a real estate agent.
I know that I've given you my best advice, and all the paperwork to back it up. We've seen many of the comparable homes in the neighborhood and this is the one that shows best, already has had a pre-listing home inspection and is priced very competitively. But what do I know. I'm just a real estate agent.
I know that if you really love this home and you want to make it yours, you're going about it the wrong way. This is not a distress sale. This is not a home that needs thousands of dollars of work. This is not a home that's been sitting on the market for umpteen months.
I'm not suggesting there isn't room to negotiate. I'm suggesting that your incredibly low-ball offer is most likely going to feel like a slap in the face to the Sellers. And once you've rung that bell, you can't really un-ring it. And if they feel insulted, they may very well choose to ignore your offer. Not even respond. I've seen it happen. And I don't want to see it happen to you.
But what do I know. I'm just a real estate agent.
