John and Becky --- in our area, the seller typically(not always true especially for short sale or bank owned properties) purchases the home protection plan for the buyer.  Every plan I know of has a pre-existing condition clause as part of their agreement so if a furnace, water heater, etc is found or known to have an issue, that item would not be covered.

Interesting how things are different throughout the country. I know the other day I was reading a blog by a home inspector where the average time a seller gives for the inspection is 15 days. Here is 3-5 days.
