yes they look so nice but Foreclosures are such tough on to stomach.

Why do you feel that way, perhaps in what perspective are they tough on the stomach? We have been dealing with foreclosures in our market for some time and they seem to be relatively painless as there are no emotions at stake on the sell side...they just want it off their books.
