We signed new clients yesterday and are really looking forward to working with them. Ms Buyer has been "searching" on her own for a couple of years for a certain type of property and is now ready to engage an agent to look in earnest. She was referred to us by friends.
So.....if anyone in Western North Carolina, from Weaverville to Robbinsville, can search their inventory and see if you have this type of property, I'd love an opportunity to show it. I'm curious to see if the ActiveRain Community will see this post and respond back. I've had great luck with cooperation from neighboring MLS groups in the past, but this is my first foray looking for cooperation from regional agents via this format. Should be interesting.
This buyer wants to renovate a house older than 1960. Could be nothing more than a charming shell with the original fireplace still standing. She is not interested in an older home that someone else has already "renovated or modernized". So often, the charm or character gets stripped in that process. Although, if someone "renovated" in tacky fashion and that superficial cover-up can be easily removed to find the lovely swan beneath, send it to me! The architecture style choices can be eclectic, anything from farmhouse to log to Arts & Crafts Style Bungalow to stone cottage. The property size is not as important as features and location. Please do not send anything that might meet the style criteria but is located next to the local high school, staffed recycling center, county lock-up or similar eyesores. If there is a cool water feature, rock formation, outstanding view (valley or mountain), so much the better. Decent access (no 4 wheel drive only roads please), within 20 minutes of an interesting town and let's eliminate anything close to a shooting range.
Price target? Depends completely on the property and in what stage of decline the house is in. How low can you go??? Duh. How high will they look? For the right property, a list price of up to $350,000 is not out of range - but it had better be the diamond in the rough!
