Wait.. what does that mean...?

I realize a lot of home buyers begin their search on the internet so I thought a blog explaining exactly what a picture means, or what a Real Estate agent is really saying by using certain verbiage, would be helpful.

For instance, you see this picture...

and you think, "Oh, that's a pretty home!"  You then realize that this is the only picture on the internet and the agent says something like, "Beautiful Forest Hills home in Dallas waiting to be made your own!" in the description.  Well, what that really means is that this is probably an older home and it's more than likely original to the time it was built and needs either updating or an extreme renovation.

On that note.. what's the difference between "updated" and "renovated?"

Updated - since the home was built, the sellers may have painted, replaced the carpet or installed tile or hardwoods, replaced hardware, etc.

Renovated - new cabinets, new countertops, walls may have been moved, popcorn ceilings gone, fresh paint, gutted bathrooms, etc.

 

If you see this in replace of the pictures...

This could mean 1 of 3 things:

1. the agent was too lazy to take the photos;

2. the agent was more concerned with getting credit for getting the listing than having your home offer a great first impression and put the home in the MLS before getting pictures; or

3. this is a complete re-do and needs to be completely renovated or it's lot value and this is a tear down.

 

If you see a picture with a date in the bottom right corner...

the home is more than likely an REO (Real-Estate Owned) which means it's bank-owned/foreclosure.

 

Also be aware of professional photography with wide-angle lenses...

Although it looks FANTASTIC on the internet, sometimes it can be deceiving.  I've actually seen this home in person and although the backyard appears to be HUGE in this picture, it is, in fact, a typical 50x150 lot size.  It is a nice size, but it's definitely not ready for your baseball diamond.

 

And if you see this picture...

It's October in Dallas, TX, and you know it MAY snow once or twice a year in January-February, you now know two things

1. this home has been on the market for quite some time; and

2. this is another lazy agent!

Terrific post ~ photos can be deceiving, but No Photos (or only 1 dismal exterior photo) are the worst!

I agree, the snow picture is inappropriate - but it's pretty! Makes me think of a Christmas card.

Meanwhile - I agree with you. Now that everyone carries a digital camera, there is simply no excuse for not having photos - unless they don't want people to see the mess!

Great post!  Our MLS is starting to require at least one photo be submitted so buyers do not always run across the no photo submitted box.

Good job and amusing too!  I often wonder how many agents can read the pictures or the lack thereof.  They speak volumes when they are not there.

Brittany, Great post!  In our business a picture or lack of says a lot.  I'm always skeptical when there are no pictures or only one.

Great post. I have felt all those things about pictures on listings. In Dallas' MLS in addition to 25 pictures, each picture can have a description of what is in the picture. I feel like all that extra space to describe the house's features should be used, but even a simple "game room", "hall bath" would help with some listings to tell what you are looking at.

Another thing that I've seen which cracks me up is looking at a sellers disclosure that was written out in Aug. and its now April??? Really??? If the house is vacant the sellers have not lived there continuously the past 12 months. (I was taught by an experienced successful agent to update sellers disclosures every 3 months, especially in my area because this past winter many homes had ice dam damage and that needs to be added and mentioned)

Excellent post. The wide-angle photos such as you show are being used more frequently here in NW Arkansas, and I also feel they are really deceiving. Sometimes a buyer will fixate on a home from the on-line photos, only to be really disapointed when they finally see the actual home.

And the necessity to update photos should be a "no-brainer". Although in our MLS the agents and check the history of the home to see how long it has been on the market, it doesn't make sense to turn buyers off from the very beginning because of outdated photos.

A couple other descriptive phrases that to me are red flags: "needs TLC" (the house is a dump that probably should be gutted), and "cozy" (the house is very small).

Great post.  The use of pictures is imperative to successfully market listings. Pictures convey more that the written words.  Having said that however, pictures must be current, updated and relevant.

Great post!  My favorites are the photos that are framed by the open car window-- the agent didn't even bother to get out of the car!  And then they didn't bother to crop the car window out of the photo!  Why do sellers stand for that?
