This home had been on the market for 6 months with another agent. The new agent, Trish Bannings, understood the value of staging and paid for it herself. I worked with her to create an inexpensive plan that would meet her needs. It was important to get the maximum results, while keeping the cost at a minimum. We got rid of the dated window dressings, which instantly opened up the whole room. Also, instead of staging every room, we decided on a few rooms that would have the strongest impact. 10 days on the market, and the house sold : )

As challenging as it sounds, many of today's home buyers simply cannot see past furnishings and fixtures that are easily replaced. Staging works wonders, as evidenced by this story!

The living room is now amazing.   The curtains and sofa were killing the nice bones.   Goes to show how even small changes can bring a house into the next decade.    One of my tricks usually includes updating some light fixtures to get to a better place for selling.

Great job Michelle.  I find it can be extremely challenging to help people understand that the "out of date" look might hinder a quick sale.  This can be especially difficult for seniors who might not understand this concept and can feel hurt by these suggestions.  I noticed the removal of the pink curtains and totally agree with having them removed.  I have frequently made similar suggestions and the owners have looked at me mix of frustration and disbelief.  Their reply is often - "Those were custom made and very expensive - why should I remove them?"  It can sometimes be a tough sell but looks like you were very successful with this staging job!
