We all talk about doing the very best we can for our sellers but what if we put down in writing what we already know we do and actually make it a Service Guarantee to Sellers, if we did it would probably read something like this:
At all times, I am your agent, working for you, not the buyers and I will always act in your best interest
I will always provide you an honest appraisal of your likely selling price and provide you detailed research that supports that price
Without delay, I will advise you of all offers for your property in writing
Without exception, I will return your phone calls on the same day
I will provide you with a minimum of two weekly updates on the sale process by phone or email
You hired a professional, so I will give you my opinion on any offers received but I will not pressure you to take them
At all times, I will run a transparent sales process designed to maximise your sale price
I will always look at ways to minimise your costs where ever possible
We know we all do these things, but just look at how much more powerful they are when you write them down and stand behind them. It's vital to have a point of difference in the market today, so if you don't have a Service Guarantee, then it's time to put one into action so your sellers know the difference between you and the other agent.
