A recent article suggests that the primary reason for listing ahome with a Realtor is the fact that the Realtor is going to put the property in the MLS. I vehemently disagree.
I have never gone into a listing appointment with the feeling that the ace up my sleeve in proving my value was in the fact that I can list the seller's property in the MLS. I believe that my greatest asset, and the factor that sets me apart from the competition, is four fold.
First, I am extremely knowledgeable about the real estate industry as a whole, as it pertains to my market, and as it pertains to the subdivision/area where the home is situated.
Second, I am detail oriented and always cross my T's and dot my I's. I do not leave a stone unturned and I always keep my clients on track and the process moving forward.
Third, I am not affraid to take control of the process as it unfolds. I am in constant contact with the lender, inspector, surveyor, pest control inspector, and insurance agent. I don't like to leave anything to chance or assume that said professionals are "on top of it". I don't micromanage, but i always know what's going on and where we stand in the process.
Fourth, and most important, I am well versed in the art of negotiation. This does not mean getting everything for my client at the expense of holding someone over a barrel. It means assuring that I get as many of the key items for my client, while trying to allow the other side to get as many of theirs. In short, I strive to create a win-win situation for everyone. If everyone leaves the transaction happy, everyone will seek to do business with me again in the future. A good reputation for being easy to deal with comes in really handy when you are primarily a listing agent.
