Seller, Buyer - Keep your eyes on the prize!

Keep your eyes on the prize, because isn't it ultimately about selling that home, Mr. Seller or getting into the home you picked out Mrs. Buyer? 

Just to set the stage so you know where I'm going with all of this... I am negotiation on the behalf of my buyers to purchase a pretty substantial lakefront property in my area.  They are (fairly) reasonable, cash buyers.  The seller's are going through a divorce and from what I gather from their agent - just a tad bit on the difficult side.

During the course of the negotiations the seller's have fought amongst themselves over things such as a survey that was already purchased, clean up work that one had ordered be done on the home...the list goes on and on.

In an effort to try to alleviate things the seller's might have to argue about - my clients offered to pay them for the survey (of course I put a cap on it so that we did not have an open ended agreement), pay their portion of the closing costs and we countered them with what I feel is very reasonable compared to the comps.

Do you know what they came back with?  First they countered our reasonable offer (the comps support it)...but that's not the kicker...read on...We had offered to pay $500 for the survey....in their email they had relayed that the survey was in fact $514.46.  What?!?  I can not believe that would even be brought up!!  I'm fairly certain there are two Charlie Sheen's on the seller's side of this deal... and the only thing they are concerned with is "WINNING"!!
