Hello fellow agents. I currently am working diligently with some investors that are looking to purchase right now up to 3 mild rehab homes in the Twin Cities Metro area. Most specifically, they are seeking strong resale and high demand communities like Edina, Hopkins, St.Louis Park, Eden Prairie, Minnetonka, Wayzata, Plymouth and Maple Grove. We are open to other neighborhoods only on the inner-loop west side of the metro at this time (no Minneapolis leads please). These are cash buyers seeking mild rehab properties (under $50K of work) in high demand neighborhoods as listed above.
I will pay a 25% referral fee of the net sales price to any and all agents that bring me a property that we successfully close on. If you're property is listed on the MLS don't send it to me because we have already looked at it. The only way I want to review MLS rehab homes is if you know that there is a substantial below market purchase opportunity available on this home. These investors do not buy at retail prices! Specifically, we want homes under $200K but will pay as much as $300K if the deal is sweet enough. We invite all bank/corporate owned and pre-foreclosure/short-sale properties to reply as we have had great success in the past with these types of sellers.
