In lieu of today's marketplace I thought that it would be a great time to take the opportunity to discuss home pricing. Pricing a home correctly in this market has become a art form. There are many factors to consider when pricing a home including condition, timing and individual neighborhood comps. Despite all of the negative publicity the real estate market is getting right now in the media, I tell people that if a home is priced correctly it will sell. For example, if your neighborhood has 8 comparable houses listed as active, and let's assume that they are the same type and in the same condition. Would it make sense to price your home at the same price as the rest? I don't think so. You should be creating a price buzz with the property by listing it below what the other homes are selling for in the area.

Let's remember that time is money. The longer a property sits on the market, the more it will cost you in the long run.

Good Post Josh. Overpricing a listing is so damaging in this market.  By the time you get around to dropping the price, the value could have dropped too!
