The media's affect on the market

When it comes to buying and selling a home, most people are at least a little bit nervous. Then when you add in the media hype about how terrible the market is, it is a double whammie! I just wish they would quite down. I recently heard one newscaster saying that the solution to the issues in the market should come from home sellers reducing their prices. He thought if these sellers would lower their prices, buyers would be interested in buying. I must say that I do not necessarily agree. In my opinion, home buyers (and especially first time home buyers) need reassurance during these difficult times that it is okay to buy. So when the media is out there scaring them away, it's no surprise that the market continues to decline. But really, I think of it this way...when do you buy stock? The answer: when the stock drops! Well wouldn't it make sense then that the best time to buy a house is when the market is DOWN! It is an excellent time to buy, and in my area, even to sell. We are still selling houses in weeks, if not days, and in some cases even with multiple offers. It is just a matter of taking the right listings. I think we, as agents, need to start advising our communities to stop listening to all the hype in the media.

You are so right, Casey & Jennifer.  95% of the market fear is media hype.  I paint a positive picture for people and hope to undo some of the negative.

The media is definitely causing everyone a headache. The market news needs to become more localized than what it is today. National news is causing local headaches. I work for a builder in PA and we are going to have one of our best years in company history. Buyers who have a home to sell are selling them too fast. Buyer's feel that they can walk in and negotiate with a builder but that is not the case. We will listen to what they have to say, but unfortunately, why discount something when you can't keep it on the shelves? THe media is telling them that People are giving houses away which is wrong. I am in an agreement with you that it is the best time to buy a house. I bought one myself. The time is now because in 6 months, the Seller is going to want to keep more money in their pockets and the Buyers are going to miss out on a great opportunity.

 We are in a unique market and those who can manage each situation, buyer, community, whatever, will be able to survive and have an edge on the "old ways" of doing business. The times are changing and we're the clocks. Make it happen and best of luck to all!
