This is a great piece of advice that everyone who has real estate on the market or potentially ever going to consider being a seller ever again needs to hear!

It seems like anything goes in this market - from full price offers, to multiple offers to low ball offers and even lower than that offers!  If you aren't crying tears of frustration - you are crying tears of laughter because that seems to just make it all better for the moment.

No matter - my best advice for anyone who gets an offer in this market - WORK WITH IT! 

Laugh at it, pretend to throw it away, make fun of it - anything you want - but DO NOT *NOT* RESPOND to it! Why?

Because it may be the only offer you get!

How should you respond to offers that make you laugh?

·         Set aside your emotions and take a look at everything - the price, the terms, etc.

·         Make sure your agent sets their emotions aside as well.  Having an agent with a positive attitude and willingness to work with offers goes such a long way toward success!

·         Have your agent talk to the other agent - maybe they can work together to find a way to minimize the price gap.

·         Review the comps again - what you priced your home at months ago may not apply now.

·         At least make a counter offer - but try not to make a silly one - aim for one that you want the buyer to consider and accept.

If you don't at least try - you won't ever know!

Worth the re blog I totally agree with you I always tell my seller's it is an offer you never know we may come to terms. It is up to agents to stay positive and try.
