Easiest $1000 Bucks I've Ever Made

Two weeks ago I received a phone from a buyer looking to move into a 55+ community in the Bothell area. The call came from an postie published in July of 2009 on a mobile I once had listed. It was a little awkward at first to tell the gentlemen on the phone it was off the market and apologize on having an outdated ad running online.

Thinking fast and remembering my training, LOL I sound like a Jedi but I'm definitely no Jedi, I asked "if he would mind me looking for something similar and email on over?" and to my delight he did. Sending him a some properties I ended showing two, writing one up, arrange and inspection, deliver the purchase and sale to escrow, and boom closes tomorrow. Two weeks and 3 days from start to finish and getting another closing under my belt.

2011 has been much better for me in real estate because I actually have been training a lot more. I attend class hosted by our MLS, title & escrow companies, agents in my office, and my managing broker on topics of title clouds, road maintenance agreements, real estate statistics, listing presentations, buyer scripts, and have a pretty decent followup campaign/strategy. In the past I worked on getting leads but there was a lot I didn't know after the initial procurement.

Sharpening a variety of skills is critical in my opinion and it makes me excited what I will know and learn through 2012. With that said, I had a discussion with a real estate broker who is thinking about joining our office. Nice guy but it contemplating retiring and/or joining a team as buyers agent. I was asked to share my lead generation strategy. As a online marketer you always get people's eyes to glaze over when the subjects of SEO, social media marketing, and lead conversion come up. This geek guy's eye's light up but I do understand not everyone wants to create business that way.

I walked out of the conversion wondering: When in my career is it okay to be comfortable? My conclusion is never. But your young and outgoing and all that shit! Yada yada same old same old. The real estate brokers I have the pleasure of working around would tend to agree with me that age has no barring on level success you want just the amount of effort you're willing to put in. I like effort as it makes me feel like I'm actually doing something rather than just sitting around waiting for the phone to ring - I do wait for the phone to ring just usually I'm doing something else while I sit and wait.

Real estate has been the most pleasant of work environment at time but thankfully I am not one of the many who had to get out of the business. It was a struggle but I honestly believe that, now being the business I've ever been, if I survived the last four years I can survive anything. Hard work, determination, and perseverance are the building blocks to a great career no matter the profession. Well I've rambled enough about what I've been doing - what about you?
