2.  Don't worry about a Buyer's Representation Agreement, it's not really necessary.

#10 Sellers often don't understand that agreeing to pay Buyer's closing costs is often a make or break item.  Without it, buyers move on.  Great buyer's agent list and a boatload of confidence.

Cathy, You are all into this Halloween thing. Glad you are not spooked easily. Anyway, back to you blog. Item # 2, the Buyer's Rep Agreement. I am quick to point out to all my buyers that many of the co-brokers offer to pay a BIG Zero to the Sub Agents, but will offer a Commission split with the Buyer's Agent. I asked them would you work for NOTHING at your job, and when they say NO. I ask, why would you expect me to work for NOTHING? At least that Buyer's Agreement let's you know you will get paid, but there are Never any guarantees in this business.

I simply tell the my buyers that I will be trespassing, since the listing agent has cleared shown in the MLS that they will pay a BIG Zero to the Sub Agent. No one likes to violate any rules knowingly.

Yep, any of those statements would be cause for concern. A buyer's agent should help the buyers feel comfortsble and confident, that gloss over the important things for their long term success.
