If you have not been convinced before if Staging your house for sale will be worth it, then please read on. Here is an email I just received from one of my clients.  

Hi Phyllis

I thought you would want to know that we have sold our home.  Thank you for your help - I am certain that the improvements you made, as well as the staging, contributed to our success. It was the first offer we received after not getting any offers in six months. Please contact Mary Ellen, my realtor, to arrange to pick up your stuff.   Regards, Matthew N. Budge

Prior to my client calling me, his home sat on the market for six months with no offers. My company staged his home on September 22, 2007, after removing carpeting to expose beautiful hardwood floors, and painting the basement floor and walls, as well as two bedrooms. The house went into attorney review on October 30th. 

The second email I received was from his realtor. This email really is impressive as it states that an offer was made on the house after seeing it staged.

Good job!. I like the idea of having the previous potential buyers come back too. I always ask the listing agent to do a second broker's tour which I cater (as usual with any Broker's Tour) and at which time I ask for verbal comments. I don't expect them to take time out of their schedule to write things down for me so I make notes at that time. I stress that as a Professional I appreciate any input they might have in order to better serve my future clients (which may be one of them). They are usually very frank. It has made a difference in my staging, marketing, and realtor relationships.

Hi Phyllis,

I'm so happy that the sellers hired you to stage their property. It really was a leap of faith for them, site unseen and just by word of mouth truly (or email rather ;-)The house had sat a long time, too long.  I know that you worked hard for them and the results paid off.

I think it is important for the agents to have another open house, broker's tour, and contacting previously interested buyers. Staging really does turn a ho-hum house into the WOW! house, that buyers can visualise themselves living in. Congrats on a job well done!

Great Job Phyllis- 

Because you really understood what the home needed to make it sell quickly, you not only helped to solidify why staging is important to a home seller, but also to the couple who bought the home.  Whenever they get ready to sell in the future both the buyer and seller will look to hire a stager.  Truly your work has been Staged Forward!!!
