How Often Should a Short Sale Listing Agent Update a Short Sale Selling Agent?

This is a great little blog article I found recently on short sale communication with buyer's agents.  I thought It would be good to reblog this so others also could learn about this.

How often should a short sale listing agent update a short sale selling agent? I don't know the answer to this, but I do know I currently have two short sale offers submitted (at least I think they are submitted) to the bank(s)of record, and one listing agent, the Angelic Agent, is nothing short of fabulous at providing updates. The other agent is somewhat of a Phantom Agent and believes in "aging" emails before responding and voice mails are totally ignored.

Short sale agents are busy.  I get it, but when it comes to getting my buyers to stay in the game while their offer works its way through the system at a snail's pace, which buyer do you think will be more willing to stay the course?  Will it be the one I am able to forward emails confirming the baby steps forward, or the one who receives no response to requested updates?  You don't have to be a brain surgeon to select the correct response. 

 Our opt out date is fast approaching and unless the communication gods persuade the Phantom Agent to change his ways, my very savvy investor clients will move on to another property.  They have many choices.  Perhaps it is not always the banks' fault so many buyers walk away.

Hope springs eternal and remains and even rises on the smallest tidbit of positive news.  Gosh, even I was pleased when the Angelic Agent reported the file has a negotiator and his first action was to reduce the commission--at least we know the file is under review and not buried in a tall stack of stagnant offers.
