I've had some pretty good luck advertising my real estate brokerage in Craigslist, and I'm curious how many other Realtors out there use it to market their listings, services, and pick up buyer leads.

 

Are you interested in a series on Craigslist marketing techniques?

 

Do you, or have you, marketed on Craigslist with any success?  If not, what's your opinion of Craigslist?

Bryan, I have and do use CL. And I would like to see more information on how others are using it to drive leads.

I have not had success with RE on craigslist.  Have with personal autos but not RE.  We do the VFlyer so that may be be the reason.

 I have not made many sales directly from Craigslist, but, it's a free service, so you can't knock it! One sale justifies the time spent on it.

But more importantly, Craigslist drives a lot of traffice to my website. They are great for backlinking, so it has a very positive overall SEO effect.

I have put some listings on it in the past but as far as I know I haven't had any response other than some automated gizmo trying to sell me something they were selling.

I have just started using Craigslist. For specific property ads I have had no issues...but for other lead generating posts it is always hit or miss. A lot of them are ghosted and I have no idea why. Some work and some don't. I figure through trial and error I will get 50 ads or so that work and will post them on a rotational basis.

I'll tell you that Craigslist is kind of like Open Houses...sometimes you do it because your homeowners want it not because it really works. I have received leads but not too many. Craigslist is so filled with fraud that less and less renters and buyers are using it.

i have used CL a lot in the past 4 months, so far I have made about $10,000 comm. out of it, thats is to say 2 home sale. My take is that you need to the following:

1)Put price, street and a tease right on the headline

2) Use plenty of pictures

3) Offer mortgage plans

4) Never say a lie or put homes that have sold, no point- bad rep.

5) Always put your office number- its easier for people to make a call to front desk gal rather then to agent, plus you also get their contact details for records.

6) Put your web address with link to the virtual tour or the home on your web site.

7) Always pre qualify over the phone-there is a lot trash that gets washed up on your ads

8) Follow up follow up- set an appointment meet, close deal.
