10 Tips for First-Time Homebuyers

  1. Be picky, but don't be unrealistic. There are so many homes on the market today that you have the Home frontability to be pickier than usual. 
  2. Do your homework before you start looking. Decide specifically what features you want in a home and which are most important to you. You may want to drive through some areas to get an idea of what you like and dislike.
  3. Get your finances in order. Review your credit report and be sure you have enough money to cover your downpayment and your closing costs.Be realistic.
  4. Talk to a lender and get pre-approved for a mortgage before you start looking. That way you know exactly how much you can afford.
  5. Don't ask too many people for opinions to avoid confusion. Select one or two people to turn to if you feel you need a second opinion.
  6. What is your time frame for moving?When is your lease up?
  7. Think long-term. Are you looking for a starter house with the idea of moving up in a few years or do you hope to stay in this home longer? This decision may dictate what type of home you'll buy as well as the type of mortgage terms that suit you best.
  8. Don't let yourself be "house poor" afterall you need to have something for decorating and furnishing the home.
  9. Insist on a home inspection and get a warranty from the seller to cover defects (Heating, a/c, appliance issues) within one year.
  10. Hire a REALTORS® that is a buyers agent so they can look out for your best interests and not the sellers.

Stacy...you make an excellent point about not asking for too many people's opinions.  This causes a lot of unnecessary stress on first time home buyers....after all..who's going to be living in your home in the end? YOU! Great points.

I like all your points! Very well written. I would like to see number 4 like number 10: Talk to a NAMB loan officer so you can be assured of the highest mortgage integrity. (NAMB is our NAR) In my book "More Than Carpet and Paint: The First Time Homebuyer's Field Manual" I remind readers constantly of most of the points you have mentioned here and I am so glad to see that you included "Don't ask too many people for opinions to avoid confusion". How many times have I heard, "well my brother-in-law says ..."
