Gabe, I believe it too and I just need to keeping more and more people of that truth. It does begin in my mind though.
Steve, It is our most challenging piece of working with sellers. To get outside of themselves and see their house through the eyes of others and to look at the facts, not the sentimental value. As always, you have great comments.

Yes, it's true, being sentimental keeps the house on the market and the market does drive the price! Well done Cal.
I remember a particular case where sellers were TOO emotional. They turned down a great offer. Months and months and months and months and months passed. They went on vacation. Another offer came and while away having a GREAT vacation they negotiated and accepted an offer. I won't say exactly how many thousands they lost from offer one to offer two, but it was a lot. Taking the emotions out of it is the BEST advice a broker or an agent can give to a seller.

Ah, emotions..... I was confounded one time when the Sellers' emotions caused them to refuse a sale to some buyers they didn't like and another time because they didn't like the real estate agent. And here I thought it was about money.
Cal next to an emotional attachment thast soemhow is equated to value the biggest one on your list is those who spent large $$$ on renovations/improvements to make it the home of their dreams and now they want someone to buy/pay for their dreams.
It's amazing how many sellers won't listen to the marketplace but that's really the only thing that matters.
