realestate.comNikesh recently wrote a post announcing that RealEstate.com is being overhauled and that ActiveRain will help to sell subscriptions for the new site.

In that post, there was some confusion over the offering and Nikesh does a superb job of detailing the specifics and addressing any concerns that folks had.

I wanted to add my two cents (or a dollar as it may end up being a tad more than $.02) to the discussion as a result of a couple of exchanges I have personally had with members of the community.

I believe part of the reason Market Leader invested heavily in ActiveRain (to the point they now own the company outright) is because of the potential of ActiveRain as a sales channel. I've never had those beliefs confirmed by Ian Morris (CEO at Market Leader) or anyone else at Market Leader, this is simply my personal belief. The beauty of ActiveRain is that it's a sales channel with a voice, not simply a sales channel void of any feedback.

Ian is a smart guy. He realizes (again, just my belief.....this is what I would be thinking if I was him) that the value of ActiveRain is in the membership. It's in their editorial voice. It's in their ability to reach consumers in their market place. It's in their ability to be candid and frank with their peers. From the day that Market Leader took a controlling interest in ActiveRain, the desire to maintain that editorial independence has been forefront. Ian has relayed this to our team through Nikesh, our CEO. Not once have we (the community team) been asked to remove a piece of content that spoke unfavorably of Market Leader.

In fact, over the years, we've helped Market Leader get better at addressing those concerns head on. We've consulted them on how to deal with negative criticism and use it as an opportunity to improve the quality of their offering. It hasn't all been bad. In fact, we've also consulted them on how to leverage the incredible feedback they get from their customers.

If Market Leader tries to sell a POS crappy product through ActiveRain, it's going to be over before it starts. In fact, if any company wanted to sell a POS product using Social Media or a community like ActiveRain, it's going to be over before it starts. Inherent in this community is the reality that you are going to get open and honest feedback. Inherent in our guiding principles (unchanged from the day we launched in May of 2006) is the ability for our members to share their perspective.

So RealEstate.com

But we are calling our top members and offering them the option of securing their market on realestate.com. I've learned over the years, no matter which way you step, when you have a community of over 200,000 people, someone is going to disagree. I have learned to sleep at night still (this took some time, trust me. I would stay awake at night in the beginning thinking about issues where someone was upset with something we did......or many people were upset).

On one hand we offer it to our members and some are annoyed or upset they were bothered. On the other hand you don't offer it and some are annoyed or upset they never had the option.

If it was up to me from a strictly business perspective, I believe it would have been more efficient to look at who was currently spending money on Google PPC and approach those people with the realestate.com offering. These are people that have proven a willingness to spend money on internet marketing in an effort to generate additional leads and build a brand online for their business.....just what realestate.com is offering. In fact, during planning I voiced that to Nikesh.

But there is a caveat in that statement, "from a strictly business perspective".

We've never looked at things from a strictly business perspective. In fact, it's my job here to make sure the interests of the business are balanced with the interests of the membership. In that vein, I felt that making the realestate.com offering available to the membership first was the best thing to do. We wanted to give you the first option to say no (or hopefully yes.......but at the very least no). We owe that to our members.

Understand, this comes with some risk. The re-launch of RealEstate.com is new and the Local Expert will be a new product.  If the offering is a POS, it will stop dead in its tracks because the community will make sure it does. I know that. It's a risk we were willing to take. It's a risk Market Leader was willing to take. 

Buying advertising online isn't for everyone. I know that. The Local Expert product on RealEstate.com is not for everyone, just like blogging and SEO is not for everyone.  But we felt we had an obligation to at least offer it to you before we went out and found the people more likely to be interested. It will take more resources to offer it to our members than it would to offer it to people willing to spend on things like Google PPC.

Of course, very few people wait by their phones for that next sales call. Why would they? Sales people will use fear of loss and other hard selling tactics to get you to buy. Have ours done that so far? Yes, in some instances they have, and in many other instances they approached the product and the  member appropriately. Are we working to train those who fell short of our standards on exemplifying sales calls  and in the culture of ActiveRain? Yes we are. Do we know that moving forward you will be dealt with in a manner that is consistent with what we expect of every employee at ActiveRain? Yes we do. Our messaging is being tweaked. Hopefully when you have the opportunity to speak with someone about securing your city on RealEstate.com it will be a positive experience whether you choose to buy or not. That is our goal.

Thanks for the post and the explanation. But having gotten 3 different calls from 3 different people, I have to say I was not impressed with the product and their sales approach - I didn't have a sense that they knew what they were talking about. And quite frankly the cost per month with a requirement to participate for 6 months turned me away. Hopefully it will work for others.

Bob  Both Arthur and I were solicited - very politely I might add.  We were told when people seek info on the community such as crime or schools I will be the only broker on that results page  Arthur inquired if there would be IDX capability - answer was that's being looked at as a future product.  In our opinion, a domain named Realestate.com with no home search capability misses the target completely.

Arthur told the salesman that, according to Google Adwords,  the phrase "Woodbridge VA homes" generates 9,900 hits per month - that to me would seem to indicate the need for IDX capability in the opening shot

Finally, we were told Seattle (population over 600,000) was $499 per month) while Woodbridge (population under 80,000) was $249 per month.  We are only 13% the size of Seattle, but our fee would only be 50% less.  We would love to consider the plan, but the price differential doen't compute with us unless we moved to Seattle :)

Secund finally - we do appreciate your forthright approach in this post.

WOW!  I am glad I was called.  I bought in and I normally hang up on telemarketers. 

In fact while I was reading ALL of the posts I got a call from a 206 area code, answered it and was greeted with "Hi, my name is Kurt, I'm calling from Zillow, how are you today?"  My reply was "not interested" and I disconnected the call.

The only reason I listened to Dawn on Tuesday was because she was from AR.  She was very polite, but still managed to convey a sense of urgency.  I signed.  Most of me is pretty excited about the possibilities, while the rest of me is saying "you signed WHAT with ML?"  I am NOT a ML fan, but the attraction of the URL and exclusivity in my city was tough to pass up.

I went to RE.com with Dawn on the phone.  There is an IDX search capability and I certainly was not told that it would not be part of the "improved site."  I was told that it would be much improved.  If there is not a search capability, I have issues...

to say the least this is one hot potato, we likely are not getting these call in Canada (yet), and if we did, we woul not be interested, because. we never listen to the ppc sellers.

I received a piece of marketing material for the new RealEstate.com and now it really brings up a question.  The flyer mentions "Receive leads when consumers register to receive more local information" and all other statements are about the "local pages".  Don't get me wrong, I like the idea of being featured on all the local pages for my city.  But there is nothing about consumers searching for homes.  And at the bottom of the flyer it mentions "There will soon be additional products offered in each local area, such as "homes for sale", and "home valuation"."  Does this mean there is no home search function on the RE.com platform which will be introduced on February 2nd?  This makes a big difference in whether or not I would purchase the sponsorship of my city.  I may just be interpreting this incorrectly.  Please explain.

I already spent thousands on banner ads and buying areas with featured listings on realtor.com and never got any return on my investment  $$$, this sounds about the same, but Realtor.com has a proven track record to sell you with the largest number of clicks in the internet.  I still get more traction from my website, this is totally new???  I would have thought that AR would have called the #1 blogger in each city area, guess they are selling by state so someone who lives 20 miles from my city will probably buy my city, that is usually the way it goes.  This is a bad time of year to sell anything with dues and E & O and all the brand new year start up costs that come in December hitting the real estate community this time of year combined with this difficult market.

We bought in but will tread carefully see how it goes after launch. We were burned by ML and got out of that after their lousy service and up-yours attitude but are willing to try this product. Time will tell.

Yay to #65, #69 and #75. Okay really, there were too many to read them all, but I liked these three the most of those I read. I'm #1 in my city, and I never got a call. I want to know why is it priced so high that many Rainers are turning it down on price alone, and why aren't there serious discounts and bonuses for early adopters of an unproven platform?

Lot of reading material in this article.  Will keep an eye on realestate.com but for me it's a bit on the pricey side.  Out of my budget.  There is no GUARANTEED Return on Investment.  It will be hard to compete with Hawaii OnLine that had 55,000 click throughs just last month and OAHURE.com is the leader here.  Hard to be above them, ColdWell Banker, Century 21 and Prudential who are just below.

I appreciate your input, but frankly I was a little put off by the email, and then the phone call I received.  Why?

Well, the person calling me used Zillow's toll free feature instead of dialing me.  You might want to let them know that when they do that, before the call is connected, there is a recording stating it's a Zillow call.  Starting your marketing efforts at the expense of a competitor is NOT good business.  It does not seem ethical, in my opinion. 

Then, she said she couldn't find me on Active Rain.  Hmmm.

I'm with Judi, though I have bought Zillow and it has exceeded expectations for $62.00 a month. It seems to me if they are using AR membership first for the launch it should be a lot cheaper. To get in for a product that hasn't been proven yet seems unrealistic.

I'm in!  The price was high (why?) and there were no guarantees but I am willing to take a 6 month chance on this.  If it works it means I closed a home (or more) which means it REALLY worked.  If it doesn't I pull the plug and move on.
