Selling homes in Ulster County isn't as easy as it used to be.  Gone are the days in which anyone could put any seemingly appropriate price tag on a property and have it sell in the first couple weeks.  Nowadays, it's a little bit more involved. Pricing your home right is crucial, but many factors today are restricting home sales and I'm not just talking about local limitations.  National and even global economic troubles have plagued the housing industry for almost 4 years now.  Even the political landscape here at home is affecting the market.  Gridlock between parties and their inability to bring back confidence in the markets has only exacerbated the problems we are facing.

 

Uncertainty Hurts Sales - Not Just in the Hudson Valley, But Everywhere

 

It seems like every day we hear good news and then bad news, more bad news, then some good news about the U.S. economy.  Many buyers and sellers are doing all they can to make sense out of the current state of the housing market, but the uncertainty that remains, week in and week out, is one of the major hurdles local housing markets are facing today.  Sellers are trying to decide whether to cut their losses now or wait out the storm and hope for a better market to sell their home in.  Buyers are doing their best to determine whether "now" is a good time to make a move and buy a Hudson Valley home or if they too, should wait in hopes that prices will further decline.  This tug of war, if you will, this simple feeling of uncertainty is causing much of the pain and angst as America tries to turn a page going into the New Year. 

 

Incentives Fall Short - Great Rates but Who Qualifies?

 

Many pundits and so called "experts" have been voicing their opinions and solutions for our housing crisis.  Top down policies mixed with bottom up ideas of how to stimulate home sales and put a floor to the values that seem to continue declining no matter what programs or incentives are put in place by our government.  Very few thought interest rates would go as low as they are now, but still, demand for homes does not seem to be picking up.  Qualifying for a mortgage today is much more difficult, so it doesn't matter how low interest rates go, if buyers can't qualify for debt or income reasons, purchases simply don't take place.  And now we hear that NAR overestimated home sales since the recession began in late 2007.  And with bank approved short sales on the rise, it becomes more and more obvious that the housing market is as weak and fragile as ever.  With more competition and longer days on market, sellers are faced with some very tough choices.
