Can I Really Sell My Home in This Market?

Make your home as appealing as possible inside and out. First, paint the interior a neutral color; you may love melon and chartreuse, but potential buyers want to envision their OWN color palette. Next, patch the holes inside and out (don't forget the yard). Plant some flowers, or put something simple but colorful near the front door. Make minor repairs as needed, but don’t bother with major renovations at this time; you won’t recoup your outlay. For major blemishes, you can offer carpet/appliance allowances to potential buyers if they balk at your worn carpet or outdated appliances.

Clean your house like you've never cleaned before. That means drapes, blinds, carpets – the whole nine yards. Get rid of clutter. Remove as many small items as you can from your living space. The goal – really – is to make your home look as if “no one lives there.”

Pricing. If you must sell ASAP, be prepared to price it PFL (possibly fairly low) compared to comparables in your area. You just might find yourself enjoying a bidding war among multiple potential buyers. Your realtor will perform a thorough market analysis of comparable homes for sale. The more homes used in the analysis, the better.

Now, here are some questions to ask yourself:

  • Are you a homeowner relocating in and out of the Washington, DC area?

  • Move-up Seller: Is your current space too small for the needs of your family?

  • Move-down Seller: Is your current space too cumbersome or unneccessary for you?

Emcee:  I think that in today's market... if a seller does everything they should be doing when putting their home on the market... that it will sell.  And I don't think the seller will have to sell it "below market."
