The City of Minnetrista, MN  Market Update

The MLS indicates that prices for the City of Minnitrista, MN have increased for both the month of December, and year to date. This is for all types of properties that have sold within the City of Minnetrista.

The data for this market update is based on the above search criteria over the past 12 months.

The style of homes that were selected for this trendline were newer construction 2-story design single family home sales within the City of Minnetrista for the past 12 months, for the exact search criteria and area see map above. This market analysis indicates prices are considered to be declining for these types of homes, as indicated by the chart above. This is different from what prices for the overall market are doing, as indicated by the MLS statistics above, which indicate prices are increasing. This is most likely due to the increase in lakeshore properties.

Distressed sales (Bank REO's & Short Sales) still play a large factor in the market, and make-up approximately 33% of the sales. The decline in inventory levels (16%) is felt to be enough to have a minimal impact on the level of distressed properties.

It's good to see that the law of supply and demand is working in Minnetrista. Even if the statistics are skewed because of lakeshore properties, it indicates that people are feeling enough confidence to purchase those more expensive properties.
