When is the best time to invest in real estate in the twin cities?

Now is a great time to invest in real estate. Investors are able to find plenty of properties at the right price. Landlords, or those who would like to be, are able to find great prices on not only single family homes, but duplexes, triplexes and fourplexes. There seems to be no shortage of people who need a home to rent. As lending standards tighten, more first time buyers will continue to rent a little longer before buying.

We continue to see many vacant homes on the market throughout the twin cities. Some are bank owned. Some are simply vacant because the owner has already moved up.

Many sellers will take their property off the market until spring. The reduction in inventory over the holidays is no reason to stop looking. The most motivated sellers will continue to try to sell.

Bank owned properties are always available. Purchasing a bank owned property is potentially a different experience than buying from a family. Each bank has differing procedures when reviewing your offer.

Rates are still low. Prices are still good. There is plenty on the market.

When you're ready to sell your's, be sure your house is in perfect show condition before the pictures are taken. When your realtor, photographer or virtual tour photographer is shooting the pictures, have your home looking its absolute best. Three things I consider the most important when marketing a home are great photos, high quality marketing materials and plenty of exposure on the web.
Great photos are required to make a good impression. Buyers will find your home in many places on the internet. Attract their attention with sharp photos.

In most cases, the first showing of your home is on the web. Be sure you have plenty of great photos. If priced correctly, you should get plenty of buyers to look at your house.

Recent market conditions in the twin cities are making potential home sellers unsure about their timing. "Move up buyers" can take advantage of the current market conditions. While it may be more challenging to get your home sold right now, moving up to a more expensive home while prices are stagnant has its benefits.
