The key to getting your home sold in today's changing market is to ensure that your home is remembered by prospective buyers.  How can home sellers set themselves up for a quick sale? Recent studies by the annual Remodeling Cost vs Value Report 2007 show that rehabbers will get the most return on EXTERIOR upgrades.  The most cost effective remodel?

#1  Upscale vinyl replacement to Hardi Plank siding (fiber cement).  Average cost: $13,000 with a return of 89%. 

#2  The second largest return can be gained through deck additions. A 16' x 20' addition can run you about $9,000 with a return of 86%. 

#3  Window replacement is the third largest return.  Make sure to get high quality, double-hung, insulated windows for a return of 80% on a $10,000 job. 

#4  Finally, minor kitchen remodel is still the name of the game.  Replace the fronts of the cabinets, add new hardware, replace appliances with energy efficient models, replace that old vinyl counter-top and add a new sink and fixtures. Average cost: $20,000 with a rate of return around 83%.

Other highly recommended remodels include: bathroom remodel, master suite remodel, and basement finishing.  However, we as Realtors know that a little paint, a lot of cleaning, and extensive decluttering (or pre-packing as I like to call it) are the cheapest and easiest ways to sell your house for more money.  "Lighten and Brighten" is the name of the game.  Make the buyers see what could be! I was aware that kitchen, bath, and sidng uprades had a good return.  I'm glad to see that a deck will give a good return too.  Thanks for the info.
