Prepare Your Home for the Spring Market in Silver Spring, MD

There are many things that come to mind when I think of Spring, such as Spring flowers, Spring cleaning, and my personal favorite, the Spring real estate market.  This is the time of year when buyers begin canvassing the Silver Spring, MD community in hopes of finding their next home.  As a seller, this is THE time to begin preparing your home to list with a Realtor.

The first (and possibly most important) thing you can do as a seller is remember what is was like to be a buyer.  If you thought like most, chances are that house hunting “turn-offs” for you were things like old carpeting, dingy and/or chipped paint, a brown yard full of dead grass, cluttered living spaces, etc.  These might sound like small things, but they make a big difference and can cause your home to sit on the market longer than the competition.

When you’re making your list of home repairs and upgrades, make sure you visit other homes for sale in your neighborhood, as well as surrounding neighborhoods.  Take notes of what other sellers are doing.  Ask your Realtor for their professional opinion.  You want your competition to sell your house, not the other way around.  If you list a freshly painted, carpeted, and updated home in line with what comparable properties are supporting, then you will find yourself at the closing table before any of your fellow sellers.

If after you’ve listed you’re not getting the response you’d hoped for, ask your Realtor about holding a broker’s open.  A broker’s open is a great opportunity for other Realtors to preview your property and give your agent valuable feedback regarding how well the home shows and if it is priced well.  In turn, this will give you a chance to make any adjustments before your home becomes a “stale” listing.
