To show or not to show?  Listing agents do's and don'ts

Let's say you are adding an extension on to your home.  Would you want the owner of the construction company to be present whenever work is preformed?  Do you care if only the foreman is present to make sure the work you wanted was done properly?

When I had an extension added to my house, bathroom tile floor installationthe company I chose to do the job was the one who told me, "I work with my crew every day, I'm always on the job and I only take one job at a time".

I had a neighbor who bought a new construction unit a while ago, and being a carpenter himself, every day when he came home from work, he would go over to the new unit and rip out anything that was not done correctly.  That's what prompted me to chose the contractor who was always on site with his workers. By the way, we were very happy with his skill and workmanship.  When ever something would come up, he would always ask us about it.  I never had to ask myself if what he did could have been done better. How  this relates to my real estate business; read on.

Before I was in real estate, I had a few transactions in buying and selling units I owned.  I always used a Realtor but was not always happy with the process.  I was made to "show" my house even though another agent, not the listing agent,  was present with the prospective buyer.  The other agent had no idea what the features of my house were, or how to make improvements to suit the needs of the buyers.

So, I would ask myself, "What are you paying a Realtor for"?  Looks like I'm doing his work.  Not a good experience.

OK, fast forward to 2005 when I became a Realtor.  I said to myself, "I can do better" then what I experienced "back in the day".

That's why I'm always present whenever any one of my listings are showed.  I always ask the showing agent if they want to show or do they want me to show.  It's about 50/50, but I'm always in the background for assistance if they need it.

So, if you were selling your house, would you want the listing agent, who knows more about the unit then anyone other then you, to be present or having another agent, who's never been in your house before, show it?

If your an agent, would you show yourself, as in "for sale by owner" or would you hire an agent to show your place and be absent when ever it's viewed by "buyers"

Ken, I'm of the thanks but no thanks for your help mindset. The showing should be for the buyers and they should be free to talk across a room to express themselves and not have to be concerned with a set of ears being there to sense their enthusiasm. A forst showing is to get a feel for and see the house. A second showing is when the questions might be helpful.

Good morning Ed;  Thanks for your comment.  I'm coming from the sellers viewpoint.  As a sellers agent, I'm looking out for the seller in all avenues.  Most sellers in Staten Island walk with the buyer and buyers agents, I ask my sellers to not be present, but I'm there to look out for their interests.  My clients love it.

I am all with you on the contractor.  Having the boss on site can make a big difference.  As for the agent to be present when I show my buyers a home...I say no thanks.  I prefer to do it myself and then call if here is any area requiring clarification.

Gary; my home sellers LOVE the fact that I'm always "on the job", on site looking out for them.  They can go for a walk, shop, or not have to hurry home to let prospective buyers in with their agents, and not have to worry about answering questions from buyers, like why are you moving,  that could hurt them at the closing table.

Most of my sellers see the buyers for the first time, at the closing.  They like my "hands on" approach.
