Should you convert to gas heat to sell your home?

This is Dave Miller from Remax Integrity in Dumont, NJ. Today I want to talk about converting from oil to gas heat. I got a phone call earlier today from a husband and wife and they were both on the line and I knew that I was in trouble. They were asking me should we convert . They were getting a new furnace, they had oil and asking if they should convert too gas , which is going to cost them a few thousand extra. I feel converting to gas is worth the few extra thousand. People prefer gas. I guess all the problems with the oil tanks…not just the cost of oil but the oil tanks in the ground leaking. I wouldn't change just to sell the house but these people were thinking about selling in a couple of years and they need a new furnace and at that point if you are making a change I would definitely convert to gas. So the wife had a ‘ha ha’ moment but the husband understood what I was saying and realized converting to gas may be the best way to go.

Dave: I agree.  And, I think that goes for whatever one needs to undertake to sell a home, whether it's a certain type of appliance, staging, etc.  If that's what it requires, that's what the sellers have to do!  Thanks for sharing!  :)

Since they needed a new furnace anyway, it makes the decision easy.  If they were thinking of converting just for the purpose of selling, it would be a different matter and would depend on factors such as what is expected in the neighbourhood.  If the oil tank is underground, that's another good reason - one less potential headache/liability for the buyer.
