Inexpensive Home Staging Tips

In a perfect world, every owner wanting to sell a home in Montgomery County would be able to hire a professional stager to stage their home.  However, the reality of real estate is that many sellers are stretched thin enough as it is.  Selling a home is expensive after you factor in updates and upgrades, commissions, labor, etc.  To make the life of a seller a little easier, I’ve created a list of inexpensive home staging tips.

Pam Christensen, founder and owner of Staging for Charisma LLC, remarks: "There are some staging tips that apply no matter where you live…Some tips apply more if you are living on the East Coast than on the West Coast."  Christensen goes on to say, “White is out, designer neutrals are in…[So what the heck is a designer neutral?]  Beige, but if you're not careful, that beautiful beige that looked so fabulous on the brochure could look pink on your wall. Warm beiges like Sherwin Williams Practical Beige and Kilim Beige are some of my favorites."

Keepsakes and memorabilia are part of a person’s life story, but there’s a fine line between keeping memories and hoarding stuff.  If you are a bit of a hoarder (and let’s face it, some of us are) divide your belongings into three stacks:  Goodwill, Seasonal, and Necessity.  Necessities obviously stay in the house.  Goodwill obviously goes to Goodwill.  Seasonal items will be stashed away in storage to be unpacked in your new home when the time is right.

Once you have your home clean and clutter free, you can begin rearranging and arranging.  When it comes to furniture, don’t feel like certain pieces are married to specific rooms.  You can also “float” furniture and group them in the center of the room to make it feel more open.  Make sure you also create a clear flow of traffic when doing this so people don’t bump into lamps and end tables.

When arranging decorations and trinkets on shelves and tables, remember to group them into odd numbers - have one large center piece, or three medium to small-sized pieces.

When in doubt of what to keep and what to store (or toss) remember that less is more.  And of course, do not hesitate to enlist the assistance of your Montgomery County Realtor.

Good information - staging is expensive, and many sellers don't want to take on an additional expense when they're planning to move. Your ideas are reasonable and make a big difference when a buyer comes to look!

Thanks for the tips. My recent experience with stagers has not been good. Look forward to trying to be the semi pro for my clients.
