Pick Up The Phone

Yet each and every day I am seeing more and more agents "hiding" behind technology. I see real estate agents writing extra long emails, struggling to find just the right words to use instead of picking up the phone and explaining the situation. Bad news is never easy to deliver, but what we do is not personal. We are simply middle men (and women) who deliver information. If the loan isn't ready for closing, it is not for us to point fingers and act as though one party or the other is stalling or at fault. Our job is to solve the issue at hand and move the transaction forward.

Electronic Signatures Have A Place

Electronic signatures are a blessing and a curse. In many ways electronic signatures have made agents lazy, although some will say they have made them more efficient. But if you and your clients are in the same city, there is very little reason for you not to be in front of them explaining the contact, explaining contingencies and explaining possible counteroffers. Why wouldn't you want to be in front of your clients to help them understand what is going on?

To Email Or Fax...That Is The Question

The same is true with emailing and faxing offers. I understand that there are circumstances under which purchase offers must be sent to the listing agent electronically, but in many cases I believe listing agents and buyer agents have gotten lazy. Listing agents because they don't want the buyer agent to get in front of the seller (for whatever reason) and buyer agents because they are just so "busy". We spend weeks, sometimes months driving clients around to find the perfect house and when it comes time to make an offer we phone it in. It just doesn't make sense to me. I want to be in front of the seller to help them understand why my clients have made the offer they made.

It's All About Representation

Maybe I'm just old school, but I believe my clients hire me to represent them and to represent them properly I need to be in front of those who can make or break the transaction. I need to talk to the other agent to see how we can get past hurdles. I need to know what's going on during the transaction. And waiting for the other party to email me back is simply unacceptable.

Face to face is a great thing....and for us, very seldom possible with sellers often in 2 different states/time zones etc...technology can be a blessing or a curse...all things used with discretion.

You are so right Sally.  I work in Washington, DC, Maryland and Virginia so I definitely understand the different state thing and each jurisdiction has their own standard of practice which makes me adapt the way I conduct business.

yes the balance between using the technology to get new business and then to go out and press the flesh has to be a priority.. too much of one and you will fall right over

Candy, I agree that face to face is good, but all the technology helps us get more into our busy days. It saves time for the client too. My clients want to text me, not email or call so I do the same for them when I can.
