The 10 Steps that you will go through when Buying a Home in the Poconos of PA.
1) Get pre-approved.
2) Decide where you want your new home to be.
3) Find a helpful, ethical Realtor
4) CMA on pricing, Determine the fair market value offer you want to make
5) Put your offer (contract) together
6) Acceptance of your offer.
7) Select an inspector
8) Choose a title company
9) Activate your Homeowners insurance
10) The closing process
STEP SEVEN: Select an Inspector and schedule and complete your inspections.
When buying a home in the Poconos your next step is Selecting your Inspector, please remember to refer to your Contract (AOS) and the Notices of the Contract.
You will notice you have a time frame to adhere to also and that when choosing your Inspector it should be (as the Agreement of Sale states) "a full member in GOOD STANDING of the National Home Inspection Association" which would also help to assure and confirm that they are fully licensed.
Your Realtor can recommend several Reputable inspectors that they have worked with or you can do your research and select your own Inspector when buying a home in the Poconos.
The main aspects of an Inspection are for SAFETY AND STRUCTURAL ISSUES. This is not your opportunity to "pick the house apart" hoping to go back to the Seller and request a price adjustment. NO HOUSE IS EVER 100% PERFECT. This is your opportunity to confirm that the home does not have "Material Defects" or safety hazards.
IF THERE ARE SAFETY AND STRUCTURAL ISSUES, as illustrated by the Inspection Report that you receive and that you will give the Seller a copy of, you will then complete a REPLY TO INSPECTIONS form with your requests. The seller then has the option to consider your request and get back to you with their replies to your concerns.
Once inspections are complete you are then ready to move onto step 8; Select your Title Company.

I am shocked to hear even after all my years in Real Estate when a Buyer questions the costs of a home inspection.....the cost after the fact could be much, much more......I stress, NEVER buy a home w/o an inspection.

Hi Dan, Absolutely. The cost of the inspection is MINIMAL considering the cost of the house and then if you find out you have thousand of dollars in repair work that need to be done - especially in our area with above ground septic systems.
