The Answer to Making Your Phone Ring

 If you measure the number of dollars in my pocket, this week has not been the most profitable week. However, after receiving my third telephone call in the last hour, I had to stop and share with my AR Community.

Be honest...During the first 18 days of this year, how many of you have dialed your cellular number from a land line or another phone to confirm......."IT'S WORKING!"?

There are several agents, lenders and other real estate professionals that are asking themselves the same question. How do I get this phone to ring? My answer...PASSIVE PROSPECTING!

This might not be a term blessed by the gurus of the real estate industry. However, my phone has rung three times today by spending $.82 plus the cost of two nice cards.

CALL #1 - I have a client that moved from Houston in September 2007. He was unsure about the state of the real estate market and decided to rent for a year. I sent him a card on last week. He called me this morning. He wanted to know the current dimension and amenities of his rental in preparation for us to find his next home.

CALL #2 - During the Christmas Season, I sent a card to one of my past clients. She called and asked me for my lender's telephone number. She is considering a refinance or hiring me to sell her home and buy some property at Lake Murray. Even if she decides to refinance, I was at the "top of her mind" while thinking about real estate.  For referral business, Top of Mind Advertising is a must.

CALL #3 - After speaking with Caller #1, the father of that caller rang my phone. He has been impressed by all the feedback on my level of real estate services. He wants me to help him move his daughter from California to the Carolinas. Remember.....good or bad.....people are talking about you.

If things are slow or if you have a moment to breath, take the pen in your hand and get some cards in the mail.

Some may call this "passive" but it certainly is more "active" than just sitting by waiting for someone to call the office.  Keep your name in front of your customers any way you are comfortable with.  Congratulations!

Good post.  I look for reason to send hand written cards out.  It's a great way to thank people for business and remind them that you are still in the business.

Excellent post David! It is always a good idea to send out cards and notes to keep you fresh in the minds of people who have come across your path. You just never know when they might need you or know someone who does. My phone has been ringing a bunch this week too! Seems to be a good sign for the year to come. :)

I send out recipie postcards.  I can't equate the cards to a deal yet, but I continue on.  Last month was busy for me, and my mailings were late getting out.  Talk out the phone ringing and the emails opening up. 

WOW, people were actually mad that the postcards did not arrive on schedule?  They are used to it though, and were upset and are in the mail.  Even had one lady admit that her daughters friend was a Realtor and she is under pressure to use her, but enjoys the postcards.  I agreed to keep her on my list either way. 

Taught me a lesson.  Be consistant in what you do.  Once in a while though, deviate from the plan and they will call!

David ~ You've got the right idea - prospecting! Being top of mind is definitely key. I am a firm believer in sending handwritten cards to everyone.

Email is "okay" but because so many people take the lazy way out by writing an email and clicking "send", I think something is definitely lost. We all get way too much email, wouldn't you agree?

Handwritten are the best and I always make it a point to send them after meeting with a prospective client!  Thanks for the reminder, I need to order some more cards and it has been on my to do list!

You inspire me again.  I do follow up, but I think I am going to intergrate some old fashioned hand-written cards and notes into my phone calls and emails.  Sometimes we all fall too much in love with technology -- we forget how cheap a stamp is...

Thanks for reminding me... I need to order some more cards ... and USE them.  I always take the time to hand-write names on them... Even when I print out names in label format I still hand write those names on envelopes and postcards.  It makes a big difference.
