October 2012 Real Estate Market Update for Bristow VA

October was a busy month for real estate in the Bristow area. The Bristow area seen a 70.22% change in sold volume year over year as well and the average sold price was up 5.27%. Great news for sellers.

There are currently 39 re-sale homes and 19 new homes for sale in the Bristow area of Prince William County. Braemar, Crossman Creek, Dunbarton, Foxborough, Kingsbrooke and Village at Bristow are just a few of the neighborhoods that make up the 20136 zip code in what is considered the Bristow area.

Out of the 39 Homes for sale 27 are single families and 12 are townhouses. Prices range from $239,000-$599,990 with $389,289 being the average listed price. The number of short sales and foreclosures are down area wide. In Bristow there are only 8 homes marked as short sale and 2 foreclosures / bank owned.

Although the inventory is low the number of homes that sold increased 61.54% over last year and the average list price to average sold price increaed 4.12% to 98.2%.
