My lender can't get you pre-approved.....

You have found a guy who wants to buy a house. He looks good, smells good and acts good BUT the problem is that your lender can't get him pre-approved. So your buyer finds his own lender and that lender can't get your " buyer" approved either......

What do you do ? Do you move on and forget your buyer or do you continue to try to get him in a lease house ?

Really curious to see how you handle buyers who have low credit scores and can't get approved ?

I am looking for your honest answers - don't be shy!

It depends on why they cannot be approved. We have great services to help borrowers spend 90 to 180 days to get their credit to the point they can qualify. Then you can go shoppng with a qualified buyer, or it would be good to know so as not to waste your time.

Sort of depends on their motivation and honesty. If they convince me that they are truly serious and will do whatever it takes to fix the credit issues, save money and stay with me and the lender that is going to help them too..I will stick it out. I have a client under contract now that came to me 2 years ago, they did what needed to be done, and they will now own their first home. But a dead beat is easy to spot..put them on the road.

Robert-I try to help if their lender does not have a plan on how they can be approved, I suggest lender with whom I work who will help them develop a plan.
