Snapshot Not Whole Picture When It Comes to San Antonio Real Estate
Americans have a need to get things done quickly. We like microwave cooking, short decision cycles and getting to the point in a conversation.. When I was in the corporate world there was a need to be able to present an idea and solution on a single sheet of paper. Just the essence of the situation. Better have some white space on that page too.
As a REALTOR®, people ask for information regarding the market. When I'm out and about, I know they want short answers of a general nature. And that's what I give them. Anyone using average numbers should understand that an average in real estate is a snapshot and a not very accurate snapshot of how things maybe in a specific community or subdivision.
As an example, the weather guy gives us the average temperature in San Antonio in the news report. The temperature is probably from a reading at the airport. That temperature is probably different in Helotes, or even Alamo Heights, which are a few miles apart. Same with the real estate situation.
San Antonio average single family home sale price last year was about $191,000 in 2012..
Here's what I found as I examined the profile of the homes in this average price range. The total number of homes sold in the area covered by the San Antonio Board of REALTORS was 19,928. Of those, 669 had a sales price of between $186,00 and $196,000 (+/- $5,000 of the average sales price). In absolute terms about 3.3% of total sales.
Geographically, this is where the homes in the average price range were located in the area.
The northern areas of San Antonio had a higher percentage of homes within the average price envelope. While some homes in the average range were inside Loop 410 and the southern section of the area, there were fewer homes in the average price range.
Take a look at some of the homes in the average price range.
This was a new two-story home was in Kallison Ranch. It is in the NW section of San Antonio and had four bedrooms, two-full and one-half bathroom. It was about 2,431 square feet and sold for $188,000. The Seller provided over $5,000 towards Closing Costs and pre-paid expenses. There is a neighborhood pool, clubhouse, park and playground.
The example from the North Central San Antonio area is in Fox Grove. This three bedroom home was about 2,178 square feet and sold for $188,000. In this case the Seller contributed about $4,300 towards Closing Costs and pre-paid expenses. The neighborhood has a pool, park and sports court.
The Inside Loop 410 home was sold for $190,000 with $3,500 in Seller concessions.
No neighborhood amenities in Terrell Heights for this three bedroom, two bath home that was built in 1948. Size is about 1,622 square feet. This is the oldest and smallest home in this small sample set.
Finally, this far north example is in the Mission Hills area of New Braunfels and it sold for $192,500 with $2,700 in Seller's concessions. It has three-bedrooms, two-baths, and is about 1,898 square feet. No neighborhood amemities for this area either.
All of the examples are within a few thousand dollars of each other. But in addition to geographic differences, styles, sizes, and their surrounding areas differ. They are all in the ball park when it comes to average sales price, but they are all different in other respects.
