I'm happy to share with you the Coldwell Banker Hickok & Boardman Realty, Early 2013 Market Report. Looking back on the real estate market I think it's fair to say, 2012 was a year of recovery and stability for most areas of northwest Vermont. Sales of residential properties jumped 16.3% in the four counties of northwest Vermont. The median sale price across Chittenden, Franklin, Grand Isle, and Addison rose 1%.
Overall Consumer confidence in the health of the Vermont real estate market appears to be high. Two factors helping to drive that confidence are: low interest rates and an unemployment rate lower than the national average. The National Association of REALTORS and Fannie Mae are both forecasting real estate sales increases in 2013, 8.8% and 6.4% respectively. They also predict sale prices rising between 2-5%. Vermont Economists are projecting increases as well: 15% in existing housing sales and a 1-3% increase in prices.
Good News for Sellers The latest forecasts are great news for home sellers. If you or someone you know is thinking of selling - inventory is low and buyer activity is strong. There are ready, willing, & able buyers waiting for the right property to come on the market. Of course, homes still need to be positioned and priced competitively in today's market - but if you plan on selling this spring, let's start the discussion now!
