By Maggie Arnold Real Estate Agent with Champion Realty March 04, 2013 02:02 AM The uptick in showings started about three weeks ago. I was estatic to know I would have 9 showings on my listings that weekend. WOW!, that had not happened in a long long time. If you live in a large city, that may be normal for you but since I live in a rural area that just isn't the case in the down market we have had for a while now. Well, I waited with anticipation to hear from the agents who showed my listings. By late Monday, I had only heard from two agents. I sent the other agents emails requesting feedback as did the Showing Service we useI know we are all busy right now and prefer not to call and take up their time. A quick reply to the email would be fine. Still nothing. So they didn't like the property and were not interested. That's okay. We still like to know, right? Does the agent believe the property is overpriced? Does it show poorly vs other listings in the area? Is there an odor in the house? That would be information I would prefer not to hear, none the less, it would be helpful in negotiating with the seller for a reduction in price or overcoming some other issues. I would like to end on a positive note, so want to say that the market is definitely showing signs of life on the Easter Shore of Maryland. For two or three years there weren't any sales over $300,000. Most of the few sales we did have were averaging about $150,000. The good news is that we are seeing sales over $300,00 almosst every month. Now is a great time to list your property. Plase feel free to contact me anytime for a no obligation consultation.
