Which Comes First, the REALTOR or the Loan Officer?

It is often debated, the philosophical question, “which came first, the chicken or the egg?” There are many ways to address that question. (Though my preferred way is to show a lolcat photo of a cat in a chicken hat and avoid the discussion all together.) But really there is no definitive answer.

When buying a house, there is a much less philosophical but equally confusing dilemma, "Which comes first, the loan officer or the REALTOR®?" Both professionals are equally important in purchasing a home but who should a home buyer contact first?

As a REALTOR® I would prefer for a buyer to contact me first. Whether you are a first time buyer or have a property to sell, contacting an agent is an important first step.

If you have a home to sell, the loan officer will need to know an approximate value of the home you will be selling. Of course, you and the mortgage professional can guesstimate. But if the estimated sales price of your current home does not reflect a realistic selling price, you may find yourself short of funds for a down payment.

But even a home buyer without a house to sell could find it easier to contact an agent first. Recently, I was called by a first time buyer who was preapproved with her bank for a first home. She explained that she was going to be buying with a conventional mortgage and showed me the letter from her lender. Something just didn’t seem right so I had her run the numbers with a different mortgage professional that I know who has years of experience. It was a good thing she did. The first loan officer discounted a dispute on my client’s credit report and her limited credit history. She would have never been able to obtain a conventional mortgage. If she had written an offer using the original preapproval letter, her earnest money could have been put at risk if she didn’t qualify for the mortgage.

Home buyers do not always know where to find a good loan officer or what questions to ask to determine the experience level he/she has. As an experienced real estate agent, I have a list of  high quality mortgage professionals I have worked with previously. Experience can prevent most situations from becoming big headaches down the road.

The bottom line is, start with someone you can trust. If you find a real estate agent you trust first, then ask for a referral to an experienced, professional loan officer. Conversely, if you know a high quality mortgage professional that you trust and want to work with, start there. Most REALTORS®, myself included, will work with any loan officer that represents their client in a professional manner. The key is to get preapproved before starting to look for a home. Knowing what you qualify for, down payment required and an estimated monthly payment, will ease the stress when you start viewing properties. It’s hard to write an offer, if you do not know what you can afford!

I like to pick the loan officer for my client so I know they are getting the best deal and the best service and I am kept in the loop through the whole process.

No question in my mind.

As a Realtor, I can refer buyers to loan officers that offer the necessary types of loans for THAT BUYER.

If the buyer searches for lenders first, he may be SOLD on a loan that is not in his best interest. 

I run into this almost daily.  The buyer is approved for a loan.  Then starts searching the Internet looking for first time home buyers closing help.  Clearly that lender didn't have anything to offer.

No one told the buyer about programs availalble.  The only way I can help is if he is willing to change lenders.

Great Post, How true. You need both.  However you need to know how much you can afford before you look and fall in love with something you can't afford.

By the way, I absolutely LOVE your photo (Cat).  I have a cat named Sunny, she is my light everyday.

I think the answer would depend on if the buyer is an experienced (bought a home within the last 10 years) or inexperienced buyer.  If the question was do they get approved before or after looking at homes, the answer would be easy, get approved first.  If the buyer has bought a home recently, they should know to get approved first.  If they have not, they should find an agent first to guide them to good loan companies. 

 

My suggested order is Agent to get the names of loan companies (skip this if you already have some companies), Loan company to see how much you can borrow, Agent to find homes, Loan company to get an approval letter when you are ready to buy and Agent to look at homes.  If you get the approval letter too early, it may expire before you find the home you want.

I find buyers way before the Realtor and then the agent that gets this buyer can now say that the underwriting battles have already been fought, this works great. In the end it does not really matter who gets them first.

Great post. I think you make good points and I, too, prefer them to contact me first. I can help them navigate the information the loan officer needs--whether it is their loan officer or one that I refer them to.

For those Realtors who refer pre-approved buyers to another lender for a second opinion...  Respectfully, let's put the shoe on the other foot and reconsider the ethics involved. 

How would you like it if I referred buyers to other agents for second opinions when they contact me as a loan officer and are already working with another agent?  

Hmmm ?

Just for the record, (and I am a former Realtor), I would never do this.

If I pre-approve them then you should not mess with my client relationship.  No Agent should interfere with an existing client relationship - whether that client relationship is with another Realtor or with a loan officer, IMHO

I prefer they contact me so I can direct them to a list of good lenders. The list is short. I like to pre-interview to see wheres and whatfors and answer any questions, I can. I inform them of the process and let them know that as undaunting and overwhelming as it may seem, I will in partnership with the lender try to make this as smooth as possible. I will also give them an idea as to what there payments maybe but still suggest they speak with the loan officer first. The loan officer will help them work toward achieving the loan.

 I would prefer the buyer come to me first in this situation.  i have worked with several really good loan companies so I would be able to refer them to someone I know we could trust.  I would in most cases instruct my client to get a second opinion on a loan.  They should be entitled to use whom they choose and has the best rates for their purpose.  In some cases I have had people pre-approved through one lender and want to check out another just in case.  All of the sudden, things start popping up that the first lender missed and there is no way they can get pre approved.  It's the same witha realtor also.  Choose who you think will be the best fit for you.  Not every client will fit every realtor and vise versa.

I agree.  I'd rather they come to me too.  It is nice if they come pre-approved, but sometimes it's nice to be able to talk to them about what lender they are chosing and try to advise against out of state lenders/etc. -Kasey

realtor first in my opinion....historically, agents were probably first anyway as the first transactions were probably a trade for crops, rocks or other!!

Most people now-a-days have an idea of what their Credit is from all of the free credit report sites. So, with that knowledge, see the Realtor first, but then see a Mortgage person as soon as the search gets serious just to make sure....

I want buyers to find me first.  The contracts I have any trouble closing are those that I've had no prior relationship with the loan officers.  They have usually found them via the internet.  Although I have met a couple of really good loan officers by the buyer already having their pre approval in hand.

Why not consult with a Realtor who also has a MLO license? Many RE agents are securing their MLO license so they can advise their clients about buying, selling and financing.

Hello All--Thanks for the comments. Much appreciated.

My posts are for localism and the client who might be conflicted as to whether they should call an agent or see a loan officer. When they contact me, I will direct them to call a loan officer before we start seeing homes in person but will often get them started in the process. There are buyers who start with the loan officer and then call me and I will try to work with their loan officer, if it makes sense to do so.

Again thanks for the comments and ideas...I just don't have time to answer each one personally but they are appreciated!

Ideally the Realtor comes first so things will go in the right sequence and be smoother all around.  But we work it both ways.

Teri - I know a loan officer that I send all of my buyer clients to if they don't already have one.  I do like people to contact me first, but I also like to get them pre-approved prior to showing them any properties.
