Locating properties that are being foreclosed on is not difficult, (especially when those who are inquiring do the work for you) i have found that tracking the owners is not bad either. It seems to me that convincing the owners that best option for them is to allow you to market the property and help them avoid a foreslosure. Once authorization is given in writing for the mortgagee to discuss the clients account negotiating with them is easy (if you can get anyone on the phone)

Members make it a point to comment and respond to Newbies posts to encourage and help them get off to a good start.
