Williamsburg Settlement

An elegant affordable neighborhood that beckons to the past

By Timothy Sojka, Realtor ® / Broker 713-822-2152

When many of us are young, we picture the type of neighborhood that we will live in to raise our families.  Thoughts of beautiful, well maintained European inspired and traditional homes set back deep from the road probably dance through our mind.  Youth playing rag tag street football games and young children walking to a school embedded in the neighborhood also float though our mind.

Williamsburg Settlement is just such a community.  Mature trees shade the street and cool the air allowing for the neighbors to care for their yards in comfort.  The pride of ownership throughout the neighborhood can be seen through the well maintained homes and rich layered landscaping.  Most of the gorgeous homes were built between 1977 and 1983 yet a majority do not suffer from terrible ware, instead they have aged gracefully due to the loving care of their owners.  Walking though the neighborhood will almost always yield a view a children playing in the yard or in one of many cul-de-sacs.  The well respected Winborn Elementary is located within Williamsburg Settlement and several of the neighborhood children walk or bike to the school.

Tina Johnson, a long time Williamsburg Settlement Resident says she was initially drawn by the great Katy schools and the mature trees.  She and her husband also like the large yards and the fact that most homes have detached garages.  They both felt that the neighborhood truly had a custom home builder feel.  Anyone who walks through Williamsburg Settlement will instantly know that this neighborhood is not a neighborhood of tract homes.

Neighbor Chris Belto noted that the large lots and unique homes gave the neighborhood a Memorial feel.  Connie Brouilette said "I like the people and I love the trees.  I feel safe walking the neighborhood."  The warmth of the neighborhood and the sense of community seem to be echoed by most residents.

There are a few similar neighborhoods in Katy; however, Williamsburg Settlement has a defining difference.  Most homes in the neighborhood are affordable.  Home prices range from $120,000 to jut over $200,000.  Most neighborhoods believe agree that Williamsburg Settlement is still undervalued compared to similar neighborhoods.  A young couple can come in and buy and home and with a little talent and some hard work have a beautiful elegant old world home to raise their families.

The expansion of the Academy Corporate Office and the fact that Memorial Herman Hospital opened just minutes away can only help this neighborhood continue to grow in value and prestige as Katy grows.  Williamsburg Settlement has been a landmark type community in Katy for almost 30 years, and for years to come it will continue to be that neighborhood young couples aspire to reach.
